Yes. Lansdown Associates is RICS regulated, and our surveyors are RICS Chartered (Building) Surveyors.

Our surveyors are RICS Chartered (Building) Surveyors. Our director, John Jackson MRICS MEWI, is a member of the Expert Witness Institute (EWI).

No. We are surveyors, not contractors, so our recommendations are driven only by the evidence. You are free to obtain quotations from any contractor using our findings.

No. We provide surveying and cost advice and negotiate on the technical aspects of a claim. Where legal issues arise, we work alongside your solicitor.

We act for a wide range of clients, including homeowners and home buyers, property developers, institutional investment and pension fund managers, corporate and social landlords, national solicitors, national service providers, logistics providers and other property occupiers, the NHS, insurance organisations, the Diocese and accountants.

Yes. Our certified drone pilots give us a safe way to view and record parts of a building that are difficult to reach. Our drone services include roof and façade inspections, 3D photogrammetry models, data collection for Revit modelling and as-built AutoCAD drawings, and thermal heat loss surveys.

Yes. We accept housing disrepair and expert witness instructions for properties across England and Wales, including London, Birmingham, Liverpool, Manchester and Leeds.

We also have offices at Unit 4, Hurricane Drive, Estuary Business Park, Liverpool, Merseyside, L24 8RL; Peter House, Oxford Street, Manchester, M1 5AN; and 85 Great Portland Street, First Floor, London, W1W 7LT. Visits to all our offices are by appointment only.

A RICS Level 1 survey is a condition report for newer, conventional homes in reasonable condition. A RICS Level 2 survey is our homebuyer survey (without valuation) for most standard houses and flats. A RICS Level 3 building survey is our most detailed inspection, for older, larger, altered or unusual properties.

It depends on the survey. After a damp and mould survey you receive our findings normally within 5 to 7 working days of the inspection. A Level 3 building survey report normally follows within 7 to 10 working days.

Damp, mould and the law

It can be. Condensation is influenced by heating, ventilation and insulation as well as occupation, and it may be relevant to fitness for human habitation, the HHSRS or Awaab’s Law. We report on the causes; whether liability follows is a legal question for your solicitor.

Our findings support the investigation, tenant summary and repair decisions the law requires, and help you keep clear records. Compliance remains the landlord’s responsibility, and we recommend legal advice on specific cases.
